Why am I not getting any listings as a real estate agent?

By Bill Kelly, Philadelphia Real Estate Coach and Director of Productivity Coaching at Keller Williams · Updated October 28, 2026

Short answer

You're not getting listings because you're not having enough conversations with homeowners, and you're not asking them for the business when you do. Listings come from your sphere, expired listings, open house neighbors, and follow-up. If you're waiting for sellers to find you, they're finding someone else.

Check these 4 things

  • How many homeowners did you talk to this week?
  • Did you ask anyone directly if they know someone thinking about selling?
  • Are you calling expired listings, or just buyers?
  • Do you have a listing presentation you've practiced out loud?

Where listings actually come from

For most agents I coach, the first listings come from people they already know, followed by expireds and the neighbors they meet hosting open houses. All of them require you to ask. Most agents never do.

Practice the appointment

Getting the appointment is half of it. Winning it is the other half. Role play your listing presentation with another agent until you can handle the price and commission objections without flinching.
