How do I become a real estate agent in Pennsylvania?

By Bill Kelly, Philadelphia Real Estate Coach and Director of Productivity Coaching at Keller Williams · Updated October 28, 2026

Short answer

To become a real estate agent in Pennsylvania you need to be 18, have a high school diploma or equivalent, complete 75 hours of approved pre-licensing education, pass both the national and Pennsylvania portions of the state exam, and apply for your license under a licensed broker. Most people can do it in 2 to 4 months.

The steps, in order

  • Take the 75-hour Pennsylvania pre-licensing course from an approved school
  • Schedule and pass the state exam (national and Pennsylvania portions)
  • Pick the brokerage that will hold your license
  • Submit your license application. Your passing scores need to be less than 3 years old
  • Start building your database before your license even arrives

The step nobody plans for

Most people spend all their energy on the exam and zero on what happens after. Passing the test doesn't give you clients. Pick your brokerage while you're still in class, so you show up on day one with a plan instead of a blank calendar.

Can I do it for free?

I can get your 75-hour class paid for through the KSCORE scholarship, delivered by Kaplan. Terms vary by market center, so book a call and I'll tell you straight whether you qualify: calendly.com/billkellykw/kscore-scholarship-meeting or (215) 828-5286.
