What should a new real estate agent do in their first 6 months?

By Bill Kelly, Philadelphia Real Estate Coach and Director of Productivity Coaching at Keller Williams · Updated September 23, 2026

Short answer

In your first 6 months you should be doing four things: building a database, having conversations daily, hosting open houses regularly, and following up relentlessly. Everything else is preparation, and preparation is what most new agents hide behind.

Why most new agents stall

Most new agents don't fail because they lack information. They fail because they spend months getting ready: another course, another script binder, another logo. None of that creates a conversation, and conversations are where every deal starts.

The math that runs your business

For every 10 real estate opportunities you create, expect about 1 closing. So if you want 12 closings in a year, you need to create roughly 120 opportunities. Work backward from there and your daily activity stops being a guess.

The 6 numbers to track every week

  • Attempts
  • Conversations
  • Opportunities
  • Appointments
  • Contracts
  • Closings

Track them honestly for 6 months and you will know exactly where your business is leaking. Most agents find the gap is at the very top: not enough attempts, so not enough conversations.

What a good week looks like

  • Add new contacts to your database every day
  • Have real conversations with people you know, daily
  • Host at least one open house
  • Follow up with every person you met, every time
  • Role play scripts and objection handling with another agent
