How do I build a real estate database from scratch as a new agent?

Short answer
Start with everyone you already know. Pull contacts from your phone, social media, email, past jobs, school, church, and the gym, and get at least 200 of them into a CRM in your first 30 days. Then add new people every day and stay in touch on a schedule. Your database is your business.
Where your first 200 contacts come from
- Your phone contacts
- Facebook, Instagram, and LinkedIn friends
- Past coworkers and bosses
- Family, neighbors, and friends of family
- School, church, gym, kids' activities, clubs
- Anyone who has ever done business with you
Get it into a real system
A database in your head or a spreadsheet you never open doesn't count. Put every contact into a CRM (KW agents use Command), tag how you know them, and set a follow-up plan.
Keep it growing
Add contacts every single day: every open house visitor, every new person you meet, every conversation. An agent who adds 5 people a day has over 1,000 new contacts a year.
Stay in touch
Call, text, and see people on a schedule. The database only pays you if they remember you when they, or someone they know, is ready to move.
