How Do I Become a Real Estate Agent in Philadelphia?

By Bill Kelly, Philadelphia Real Estate Coach and Director of Productivity Coaching at Keller Williams · Updated November 1, 2026

Short answer

Become a real estate agent in Philadelphia if you are willing to talk to people every day and you can cover your bills for a few months before the first check. To get your Pennsylvania license you complete a 75-hour pre-licensing class, pass the state exam, and place your license with a brokerage. If you are in class right now, start your list of people and choose that brokerage before you pass.

Should I become a real estate agent in Philadelphia?

Do it if you already know people in the city or the suburbs, you would rather talk to a stranger than avoid one, and you can follow a schedule when nobody is making you. Don't do it for flexible hours or easy money. The agents who last here are not the ones with a perfect plan. They are the ones who keep having conversations when it feels uncomfortable.

I was a movie theatre manager before real estate. My first year was rough. What changed it was doing a few things every day: calling people I knew, hosting open houses, and following up.

If you need a paycheck next month, or you want to wait at home for leads, this is the wrong time. A shorter fit check is at kwprocoaching.com/answers/should-i-become-a-real-estate-agent-in-philadelphia.

How do I get a Pennsylvania real estate license?

Most people can finish this in 2 to 4 months. Your passing scores need to be less than 3 years old when you apply. The class gets you through the exam. It does not hand you a client. Choose the brokerage that will hold your license while you are still studying, so your first week is a plan instead of an empty calendar.

The step-by-step page is at kwprocoaching.com/answers/how-to-become-a-real-estate-agent-in-pennsylvania.

  • Be 18, with a high school diploma or the equivalent
  • Complete the 75-hour Pennsylvania pre-licensing course from an approved school
  • Pass the national portion and the Pennsylvania portion of the state exam
  • Choose the brokerage that will hold your license
  • Apply for your license under that broker

Can the 75-hour pre-licensing class be paid for?

I can get your 75-hour Pennsylvania pre-licensing class paid for through the KSCORE scholarship, delivered by Kaplan. Terms vary by market center, so book a call and I'll tell you straight whether you qualify. It is a scholarship with conditions. It is not automatic, and it is not for everyone.

How it works: kwprocoaching.com/free-real-estate-classes-philadelphia. The scholarship call is calendly.com/billkellykw/kscore-scholarship-meeting, or call or text (215) 828-5286.

What should I do while I'm in real estate class?

Start the business before you have the license. The agents who close something in their first 90 days almost always started conversations before they passed. You will not feel ready. That feeling is not a requirement. The class is for the law. Clients come from conversations, and you can have those this week.

  • Write down the people you know and put them in a spreadsheet
  • Tell them you are getting licensed, so they hear it from you
  • Interview at least two brokerages and ask who will coach you, by name
  • Go to an open house and watch how the agent talks with visitors

How do I choose a brokerage in Philadelphia?

Choose the office that will still be working with you in month 3. Ask who your coach is, by name, what training is actually on the calendar, and who notices if you stop showing up. I recommend Keller Williams for new agents, because that is where I coach every week at KW Main Line and KW Empower.
