Is Coaching Worth It for a New Agent in Philadelphia?

By Bill Kelly, Philadelphia Real Estate Coach and Director of Productivity Coaching at Keller Williams · Updated November 1, 2026

Short answer

Coaching is worth it for a new agent in Philadelphia who will let someone look at their real numbers every week. It is not worth it if you want more videos and someone to tell you that you are doing fine. Most new agents already know what to do, and a good coach closes the gap between knowing it and doing it on an ordinary Tuesday.

What does a real estate coach actually do for a new agent?

A coach is not a cheerleader and not a lecturer. I ask what you said you would do, what you actually did, and what got in the way. Then we pick the activity for the next week and look at it again. The six numbers are attempts, conversations, opportunities, appointments, contracts, and closings. If you track them, you can see where the business is leaking. If you don't, you are guessing.

When is coaching not worth it?

It is not worth it if you want another course, you want someone to tell you that you are doing great, or you will not write down what you did this week. More information is not your problem. Another binder will not fix a week with no conversations.

It is worth it if you want a set time on the calendar whether the week was good or bad, you will do the uncomfortable work, and you can hear the truth about your business. New agents usually don't stall because nobody told them what to do. They stall because they stop, and nobody notices until the pipeline is empty.
