How much do new real estate agents actually make in Philadelphia?

By Bill Kelly, Philadelphia Real Estate Coach and Director of Productivity Coaching at Keller Williams · Updated October 28, 2026

Short answer

A new agent makes exactly what their activity produces, and in year one that's often less than they expected. You're paid per closing, not per hour, so the real question is how many deals you'll close. Use the 10 to 1 rule: about 10 opportunities for every closing. Your income is your opportunities divided by 10, times what you keep per deal.

Do the math on your own numbers

  • Pick a typical sale price in the area you want to work
  • Multiply by the commission on your side of the deal
  • Subtract your brokerage split and fees
  • That's your take-home per closing, before taxes and expenses
  • Multiply by the number of closings your activity supports

Why year one is usually lean

Most deals take 60 to 120 days from first conversation to closing. If you start generating opportunities in month 2, your first checks may not show up until month 4 to 6. Plan for that gap before you start, not after.

What separates the agents who earn

It's not the split and it's not the market. It's the number of conversations per week. Agents who track attempts, conversations, and opportunities every week know what they're going to make. Agents who don't are guessing.
