How many opportunities does it take to get one closing in real estate?

Short answer

Plan on about 10 real estate opportunities for every 1 closing. An opportunity is a real person who has told you they're thinking about buying or selling. If you want 12 closings a year, you need to create roughly 120 opportunities.

How the funnel works

Attempts create conversations. Conversations create opportunities. Opportunities create appointments. Appointments create contracts. Contracts create closings. Every stage drops some people, which is why the top of the funnel has to be bigger than most agents think.

Work your goal backward

  • Closings goal for the year: 12
  • Opportunities needed (10 to 1): 120
  • Opportunities per month: 10
  • Opportunities per week: about 2 to 3

Then track how many conversations it takes you to create one opportunity. That tells you your daily conversation number.

Why this matters

When an agent tells me they want 15 deals but they're creating 3 opportunities a month, the gap is obvious. This ratio turns a goal into a daily activity plan. It's the difference between hoping for deals and building them.
