What Happens After You Pass the PA Real Estate Exam?

By Bill Kelly, Philadelphia Real Estate Coach and Director of Productivity Coaching at Keller Williams · Updated November 1, 2026

Short answer

After you pass the Pennsylvania real estate exam, a brokerage has to hold your license before you can work, and you should start conversations the same week. Passing the test does not give you clients. If you just got licensed in Philadelphia, the person who helps you start is a coach who looks at your activity every week, not the school you already finished.

What happens after I pass the PA real estate exam?

You can't work until a brokerage holds your license. Submit the application through that broker, and confirm the current steps with the Pennsylvania Real Estate Commission. State fees and timing change, so get those from the commission instead of guessing from a webpage.

Your passing scores are good for 3 years. That is not a reason to wait. Every quiet week is a week nobody learns that you are an agent.

A shorter checklist of the first two weeks: kwprocoaching.com/answers/passed-pa-real-estate-exam-now-what.

  • Choose your brokerage and ask who will coach you
  • Submit your license application through that broker
  • Put the people you know into a system you will actually open
  • Call them and tell them you are licensed
  • Put an open house on the calendar

I just got licensed in Philadelphia. Who helps me start?

Your school's job ended when you passed. Your broker supervises your license and your contracts. Training teaches you what to say and how a contract works. A coach makes sure you do the work on the weeks you don't feel like it. If nobody asks how many conversations you had, nobody is helping you yet.

In month 1, help looks like a schedule, role play with another agent, a database goal, your first open house, and a person who notices if you go quiet.

How do I pick where to hang my license?

Don't pick on the split alone. A better split on deals you never open is not a better deal. Pick the office that will still be working with you in month 3. Ask for your coach's name, how often you meet, and what happens if you disappear for two weeks.

I recommend Keller Williams for new agents who want that structure, because that is where I do this work. I'm not going to tell you another company is the wrong place. Ask us the same questions you ask them.

What should my first 30 days look like?

Build the list. Talk to people every day. Host open houses. Practice your scripts out loud before you need them in a living room. Confidence shows up after you do those things, not before.

A lot of new agents take a few weeks off to get set up. The logo, the website, and one more class feel like progress. They are not conversations. The first 30 days shape the first year.
