How do new real estate agents get clients from open houses?

You get clients from open houses by treating them as lead generation, not babysitting: talk to every visitor, ask questions instead of reciting features, capture contact info, and follow up within 24 hours. The open house is the first touch. The follow-up is where the client comes from.
Before the open house
- Door knock or call the neighbors and invite them
- Know the neighborhood: recent sales, schools, what's coming
- Have a sign-in process ready (a tablet or QR code)
During the open house
Greet everyone at the door and ask questions: Are you looking in this area? How long have you been looking? Are you working with an agent? Is there a home you need to sell first? Questions start conversations. Feature lists end them.
After the open house
Follow up with every visitor within 24 hours, then keep following up. Most agents send one text and stop. The agents who get clients from open houses are the ones still in touch 30 and 60 days later.
Host them regularly. One open house is an event. One every week is a lead generation system.
